ZBA Application Procedure

Before submitting a ZBA application, property owners should read information on located below on this page and the following:

Variance Application Requirements:
  1. Application Form 
  2. Letter of Hardship 
  3. A-2 Survey - Survey Map produced by a Connecticut Licensed Land Surveyor which outlines the exact dimensions of the request: At the time of application 1 stamped paper copy must be submitted to the Department of Building and Inspections and 1 PDF copy must be uploaded to your online application at the time of submission. 
  4. Buillding Plans - If your variance application involves construction of a new structure, you may be required to submit building plans. Contact the Zoning Enforcement Officer for additional direction. 
  5. Payment – Made concurrently with your online application ($150 residential, $235 commercial)

Appeal of the Zoning Enforcement Officer Application Requirements: 

  1. Application Form
  2. Copy of the Decision or Violation the applicant is appealing
Application Submissions
All applications made to the Zoning Board of Appeals must be submitted through the OpenGov Online Permitting Portal.
PLEASE NOTE:
  1. For Variance applications, applicants must submit one (1) full size 24'x36' stamped and signed copy of the application Survey Map to the Department of Permits and Inspections at the time of submission. 
  2. Applicants are strongly encouraged to meet with the Zoning Enforcement Officer and/or Town Planner prior to submitting a formal application to the Zoning Board of Appeals. 
 
Fees
The following is a listing of the applications and fees set forth by the Zoning Board of Appeals. Fee payment can be made online through the OpenGov Online permitting system at the time of application. Checks can be made payable to the "The Town of East Hartford" and submitted to the East Hartford Department of Permits and Inspections. 

All applications and fees are subject to change, and all applications include an additional fee of $60 as set forth by the Connecticut General Assembly in Public Act 09-3, Section 396, which amends Section 22a-27j of the General Statutes.
