A partnership between Jasko Development and Zelman Real Estate is proposing a new housing development at the site of the former Showcase Cinemas at 936 Silver Lane. Their proposal is for a first phase of 200 multi-family units and a central clubhouse building. The second phase would include up to an additional 160 units and a multi-use commercial building with outdoor areas. Their concept plan includes two larger, four-story buildings featuring elevators, three walk-up buildings, and four-story walk-up buildings with first level garages. Modern amenities including an outdoor pool, dog park, gym with yoga room, grills, and fire pits are anticipated.
The development will appeal to residents who currently lack a selection of modern housing options in East Hartford, including young professionals, empty nesters, Downtown Hartford office workers, and engineers at Pratt & Whitney and the Raytheon Technologies Research Center.
The development will create an estimated 406 temporary construction jobs, $2.2 million of local property tax revenue, increased local annual spending of $11.1 million, and a total annual economic impact on the community of $14.1 million annually. This increased local spending power would make it possible for a variety of new businesses to locate on and around the Silver Lane corridor.
Jasko Development, Zelman Real Estate, and their owners have successfully developed commercial and residential properties in Connecticut and New York for over a decade, including in Bloomfield, Vernon, New Britain, Enfield, Bristol, and Torrington. Jasko is currently constructing a 111-unit luxury residential project on a 20-acre property in Bloomfield.
On September 13th, 2021, the East Hartford Town Council voted to authorize the Mayor to proceed towards a purchase and sale agreement with the partnership in order for the project to move forward.
